Canggu's Real Estate Evolution: Prima Development and Colliers Indonesia Shape a New Era

RUZKA-REPUBLIKA NETWORK -- Over the past decade, Canggu has transformed from a laid-back surf town into one of Bali’s most dynamic and desirable real estate markets.
With its unique mix of modern lifestyle offerings, wellness culture, and beachside charm, Canggu has become much more than a haven for digital nomads and vacationers—it is now a serious contender for property investors seeking long-term value and growth.
The area’s continued infrastructure upgrades, international dining scene, and thriving community of entrepreneurs and creatives have elevated Canggu into a full-fledged lifestyle destination.
With boutique developments rising alongside international schools and co-working spaces, the demand for high-quality real estate—both residential and commercial—continues to soar.
This has given rise to a new wave of developments that thoughtfully merge investment potential with lifestyle appeal.
As the market matures, major international players are taking notice. One of the most notable is Colliers International, a leading global real estate services firm with over 18,000 properties in more than 60 countries.
Known for its expertise in project management, development consultancy, and investment strategy, Colliers International through their branch Colliers Indonesia has entered Bali’s property market.
In this venture, Colliers Indonesia has partnered with Prima Development, a newly launched local force backed by decades of experience in construction, hospitality, and property development.
Established in August 2024, Prima Development was founded by a trio of industry experts: I Made Budi Santosa, Bogank Serpiyadi, and Bobby Sumantri.
Budi brings over 25 years of construction experience, having built some of Bali’s most exclusive villas and resorts.
His portfolio spans some of the island’s most prestigious projects, and his technical foundation is backed by a Master’s in Investment and Project Management from the University of Birmingham.
Alongside him is Bogank Serpiyadi, the hospitality strategist behind Prima’s service-first approach. With more than 25 years of hotel operations experience, Bogank has led pre-opening and management teams at internationally recognized brands such as Hotel Indigo, Panorama Group, and The Ascott Limited. His leadership at Citadines Berawa Bali helped position the property as an award-winning destination.
Completing the trio is Bobby Sumantri, whose background in property development brings a design-forward, commercially savvy lens to the company.
Over the past 15 years, Bobby has delivered multiple residential and commercial developments, including his role as Commissioner at Genesis Indojaya, where he led the delivery of the 226-room Citadines Berawa Beach Bali — a project that was completed on schedule and won national design accolades at the PropertyGuru Indonesia Property Awards.

Together, the founders have launched Prima Residence, their flagship project located in Batu Bolong, Canggu—one of the island’s most vibrant and fast-growing lifestyle districts. Set on 3,200 square meters of prime land, Prima Residence features 120 modern apartment-style residences designed with both function and aesthetics in mind.
The project is strategically positioned just a short walk from the beach and surrounded by vibrant cafes, retail spots, and co-working hubs, offering a rare combination of privacy, connectivity, and investment-grade positioning.
“Prima Residence is designed with the digital generation and global investors in mind, this project blends clean architecture, eco-friendly design, and functional luxury—just minutes from the beach, cafes, nightlife, and Bali’s international appeal” said Bobby.
Budi added “The architecture emphasizes clean lines, open layouts, and eco-friendly materials, while shared facilities — including a pool, co-working lounge, and concierge services — are managed to international standards.”
The partnership between Prima Development and Colliers Indonesia is built on shared values and long-term vision, following deep market research and an understanding of Bali’s evolving demand.
Both companies see Canggu as a globally attractive yet under-supplied market—especially in terms of professionally managed, design-conscious residential products that also function as income-generating assets.
“Our aim is to create more than just a building” said Bogank. “Prima Residence represents a new model for real estate in Bali — one that balances local insight with international standards and lifestyle with investment.” (***)
