RUZKA-REPUBLIKA NETWORK -- The property market in Bali is showing strong positive momentum in 2025.

Following the pandemic, the sector has bounced back faster than expected, with average property prices rising by 13.2% annually— the highest increase among major cities in Indonesia.

This surge is driven by high demand from tourists and investors, coupled with limited land availability in popular areas like Seminyak, Canggu, Uluwatu, Sanur, and Ubud. Bali’s infrastructure, which supports remote working lifestyles, has made the island a top choice for digital nomads and remote professionals.

Despite rising living costs, many digital nomads feel Bali offers a balanced quality of life between work and leisure.

With continued growth in tourism, increasing foreign investment, and strong support for digital nomads and professional workers, Bali’s property industry is expected to keep expanding rapidly. Projections indicate property prices could grow more than 10% in 2025, presenting an attractive opportunity for both local and international investors.

Various property types are flourishing to meet the rising market demand—ranging from luxury villas and condotels to residential areas offering full lifestyle amenities. Developers are going beyond building homes; they’re crafting holistic living experiences by combining appealing architecture, modern technology, and access to recreational facilities and community spaces.

Furthermore, clearer regulations and stronger legal frameworks around property ownership are making Bali an increasingly attractive long-term investment destination.

In this growing market, only a few developers consistently maintain quality and competitiveness. One standout is Magnum Estate International—a company introducing a fresh approach to property

development by blending modern aesthetics, sound investment structures, and strict legal compliance.

A Strategic Start

Founded in 2021 by Stanislav Sadovnikov and Igor Maksimov, Magnum Estate International brings professional expertise in real estate and investment management. Their goal goes beyond simply constructing buildings—they aim to create high-value, sustainable living ecosystems.

From the outset, Magnum Estate has focused on delivering projects that are visually striking and promising from an investment perspective. Their portfolio features several flagship developments that have drawn interest from investors and residents alike:

• Sky Stars Ocean View – Exclusive California-style villas boasting panoramic views of the Indian Ocean.

• Magnum Resort Berawa – A new icon in Canggu featuring the world’s longest rooftop pool at 190 meters.

• Magnum Resort Sanur – A beachfront resort area with top-tier facilities spanning 8,000 m².

• The Umalas Signature – Modern residences equipped with comprehensive amenities within a gated community.

These projects combine high-end design with smart home technology, attractive investment models, and solid legal frameworks—key elements for investor confidence.

Magnum Estate has garnered significant recognition both domestically and internationally. In 2024, the company received five awards at the Asia Pacific Property Awards, including:

• Best Apartment/Condominium Development Asia Pacific – Magnum Resort Berawa

• Best Residential Development 20+ Units Indonesia – Magnum Resort Berawa

• Architecture Multiple Residence Indonesia – Magnum Resort Sanur

• Best New Hotel Construction & Design Asia Pacific – Magnum Resort Sanur

• Apartment/Condominium Development Indonesia – Magnum Resort Sanur

These accolades underscore Magnum Estate's commitment to excellence in design and development.

The company's international presence is equally impressive. In 2024, Magnum Estate participated in several prestigious global forums and exhibitions, including:

• MIPIM 2024 in Cannes, France – As the sole Indonesian developer at this premier real estate event, Magnum Estate showcased its luxury developments and engaged with international investors.

• World Economic Forum (WEF) 2024 in Davos, Switzerland – Magnum Estate presented its vision for Indonesia's real estate sector to global leaders and investors.

• International Property Show in Dubai – The company highlighted Bali's investment potential to a global audience.

• INVESTFORUM 5.0 in Bali – Magnum Estate discussed opportunities in Indonesia's growing real estate market.

• Abu Dhabi Rendezvous 2024 – The company engaged with Middle Eastern investors interested in Southeast Asia's property sector.

Through these engagements, Magnum Estate has not only promoted Indonesia's real estate opportunities but also established itself as a key player in the global property market.

Expanding Across Nusantata (IKN) and Beyond Magnum Estate is currently working on several key projects, including:

• Sky Stars Villas in Ungasan, nearing completion.

• Magnum Resort Sanur, a premium beachfront resort development.

• Magnum Resort Berawa, featuring its iconic 190-meter rooftop pool.

Their most strategic move is expanding into Indonesia’s new capital, Nusantara (IKN).

Magnum Estate is developing Magnum Resort Nusantara, a 1.3-hectare mixed-use complex comprising apartments, retail spaces, and various supporting facilities. The design phase is advancing while the land’s legal clearance is being finalized.

This expansion highlights Magnum Estate’s long-term ambition to become a leading player not only nationally but also internationally. Their projects have attracted considerable foreign investor interest in Indonesia’s property sector.

Despite of legal challenges that is Magnum Estate currently navigating related to a fraud case involving an individual identified as BT—who is not affiliated with the company’s founding, the company remains committed to progressing its projects while pursuing legal recourse through Indonesia’s judicial system.

“We are dedicated to completing every project and protecting the interests of investors who have trusted us with their funds. The legal issues involving BT are being handled by the authorities and are overseen by Ihza & Ihza Law Firm,” said Stanislav Sadovnikov and Igor Maksimov.

In response to rumors about BT being a co-founder, Stanislav and Igor firmly clarified, “From the beginning, Magnum Estate was founded only by the two of us. This is legally verifiable—there is no other founder besides us.”

Looking ahead, Magnum Estate plans to expand into markets like Jakarta, Lombok, and even internationally to countries such as Thailand and the United Arab Emirates (UAE). (***)
